Both can be paid online from any country. Chennai property tax is paid on the Greater Chennai Corporation website using your property tax bill number. The electricity bill is paid on the TANGEDCO website using your service connection number. The hard part is not the payment. It is knowing the bill exists and keeping the receipt where you can find it.
What you need before you start
Find these once and save them somewhere safe. After that, paying takes a few minutes twice a year.
- Property tax bill number, also called the assessment number. It is printed on any earlier tax receipt.
- The zone, ward and bill serial, if the site asks for them separately.
- Electricity service connection number, printed on the EB bill.
- A card or account that works for Indian online payments. Some overseas cards are refused.
- An email address you actually read, for the receipts.
If the property is outside the Corporation limits
Greater Chennai Corporation only collects tax inside its own limits. If your property sits outside them, the local municipality, town panchayat or village panchayat collects it instead.
Those bodies do not all have a working online payment option. Some do. Some still need someone to walk in and pay at the office.
This is worth checking once, calmly, rather than discovering it in the week a payment is due.
Why unpaid dues cost more than the money
A missed property tax payment collects a penalty. That part is just money.
The real cost comes later. Unpaid tax and unpaid electricity dues both surface when you sell, when you apply for a loan against the property, or when you try to change the patta. Each one becomes a delay at the worst possible moment.
An unpaid electricity bill can also end in disconnection. Getting a disconnected service restored is slower and more expensive than keeping it live.
Keep the receipts where you can find them
Download the receipt every time. Do not rely on the portal keeping your history, and do not rely on a chat app.
Name the files so you can find them in five years. Property, type, year. For example: thiruvanmiyur-house-property-tax-2026-first-half.
When you sell, a clean folder of receipts saves you weeks. A missing year costs you those weeks back.
