Is the layout approved by DTCP or CMDA, and registered with TNRERA where required? Ask for the approval letter and plan.
02Title
A clean chain of documents, a recent encumbrance certificate and patta in order.
03Access
Road width, how the layout connects to the main road, and whether roads are laid or only marked.
04Location context
What already exists nearby — rail, schools, jobs — separately from what is only proposed.
05Time horizon
Land is usually a long-term, less liquid asset. Plan for how long you can hold it.
06Holding costs
Upkeep, fencing, tax and protection while you hold. Ask us what to expect for a layout before you buy.

Can I see the land before I decide?
Yes. Book a site visit and our team takes you to the plot itself. Plot status is confirmed by our team, so please check availability with us before you travel.
Will I get to see the approval and title documents?
You can ask for the approval and title documents for any project before you commit. Each project page lists the approvals we hold, and the documents are shared on request.
Do I have to buy a plot to earn extra income?
No. Joining the referral network is free and you do not need to own a plot. You earn only when a buyer you introduced registers a plot, on terms agreed with you in writing.
Is the extra income guaranteed?
No. There is no fixed or guaranteed income, and no promised return on land. Results depend on your effort, your network and the project.
