Approval
Is the layout approved by DTCP or CMDA, and registered with TNRERA where required? Ask for the approval letter and plan.
Title
A clean chain of documents, a recent encumbrance certificate and patta in order.
Access
Road width, how the layout connects to the main road, and whether roads are laid or only marked.
Location context
What already exists nearby — rail, schools, jobs — separately from what is only proposed.
Time horizon
Land is usually a long-term, less liquid asset. Plan for how long you can hold it.
Holding costs
Upkeep, fencing, tax and protection while you hold. We can look after these for you.
